The failures look familiar, such as capacitors, contactors, belts, fan motors, clogged coils and drains, but downtime costs more. A maintenance plan that prevents calls

Filters on a set schedule, often quarterly, and more often for restaurants.
Belts inspected and replaced before they snap.
Coils cleaned, both condenser and evaporator.

A written report after each visit.

Energy reporting for larger buildings

Inside Austin city limits, the ECAD ordinance requires owners or managers of commercial buildings of 10,000 square feet or more that are served by Austin Energy to report the building's energy rating to the City each year. Well-maintained HVAC equipment is one of the biggest levers on that rating. Multifamily properties with five or more units have their own ECAD audit requirement.

Restaurants

Kitchens are the hardest case. Hoods pull conditioned air out, grease coats coils and filters, and if the dining room will not cool on a busy night the cause is often makeup air rather than the air conditioner. Ask the technician to look at both together.
